Founded in 1982 to acquire, develop, and manage commercial property in southern California, Lankford & Associates, Inc. is based in San Diego with branch offices located in Sacramento, California and Denver, Colorado. Lankford & Associates' first project was Regents Square, an award-winning complex with eleven-story, nine-story and two-story office buildings totaling 301,805 square feet in La Jolla's prestigious Golden Triangle area. The project became an area landmark and had one of the most successful lease-up rates in the area. Going beyond the traditional in their approach to landscaping and site planning, Lankford & Associates implemented an art collection and sculpture displays in the lobbies of both buildings. They have also sponsored exhibits in the buildings through the San Diego Museum of Contemporary Art.

Prior to establishing Lankford & Associates, Inc., Mr. Lankford served 12 years as Vice President and Project Manager for The John Madden Company, a major Denver developer. During this period with The John Madden Company, Mr. Lankford oversaw development of more than 3 million square feet of office space in Denver, Omaha, Michigan, and Wyoming. Major projects included Denver's Greenwood Plaza, a 300 acre business park with more than 2.5 million square feet of office space, and master planning and zoning for Greenwood Plaza South, a $600 million, mixed-use project to include office space, hotel, retail and residential uses.

Office Projects

In 1988, Lankford & Associates, Inc. formed a Joint Venture with a major Sacramento landowner, for the development of three specific projects. One of the more significant projects emerging from this Joint Venture is the impressive 18-story office tower at 1201 K Street in downtown Sacramento. The 1201 K Tower, it's 1999 companion project Esquire Plaza, and suburban projects totaling 500,000 square feet, have been developed under Lankford & Associates' direction. Tenants include Resource Management International (RMI), California Association of Hospital & Health Systems, California Dental Association, California Chamber of Commerce, Firemans Fund, Arco, Chevron, California Medical Association, Cigna Health, and E-Trade.

In May 1998, Lankford & Associates, Inc. with its partners, Hensel Phelps Company of Greeley, Colorado and the Lewis Group of Great Britain completed a $17 million, five-story 120,000 square foot building located on one of the premier sites in the southeast business Corridor of the Denver, Colorado metroplex. High Pointe has the largest contiguous block of space in its market with Hallmark Entertainment and Aetna as it's two largest tenants. The project was fully leased in 1999.

Completed in November, 1999, The NOKIA Product Creation Center is a $44 million, 189,000 square foot Research and Development facility located in the Scripps Northridge Corporate Center. The NOKIA project includes the most sophisticated technological laboratories and state of the art employee amenities. Nokia's second major facility in San Diego, a 135,000 square foot, 3-story Class 'A' office and research facility, with an underground parking structure, was completed at Scripps Northridge in September, 2000.

Master Planned Business Parks

In 1990, Lankford & Associates commenced Prospect Green, a 35 acre multiple building commercial business park in the suburbs of Sacramento, in conjunction with a major British investment partner. By late 1999, over 400,000 square feet in four developments have been completed or commenced with multiple tenancy including CIGNA Insurance Company and E-Trade.

In September, 1999, Kearny Scripps, LLC, a Joint Venture of Lankford & Associates and Morgan Stanley Real Estate Fund, completed the development of Scripps Northridge Corporate Center, a 50 net acre business park consisting of nine building pads. The park is on its way to becoming one of the city's most prestigious addresses for upscale office and R&D facilities. Following the completion of both facilities for Nokia Mobile Phones, totaling 323,275 square feet of office and hi-tech lab space, Lankford & Associates, Inc. launched the development of Scripps Northridge Technology Plaza, a 2-story 98,000 square foot speculative office building to be completed in Spring, 2001. At 75% completion, the Technology Plaza was 60% leased, including 3com and Titan Corporation as prime tenants. In Winter, 2000, Lankford & Associates, Inc. began predevelopment for The Plaza at Scripps Northridge, a 4-story Class 'A' office building.

Since the opening of Scripps Northridge Corporate Center, Lankford & Associates, Inc. has closed the following lot sales:
  • May, 1998 - Maintenance Warehouse, a subsidiary of Home Depot. In December, 1999 the 151,000 square foot, 4-story office building was completed.
  • October, 2000 - Dye Precision, a manufacturer of paintball equipment. Construction expected to begin in late 2001 on their 60,000 sq. ft. research and development facility and corporate headquarters.
  • December, 2000 - Nation Smith Hermes Diamond Accountancts & Consultants, a national accounting and business planning computer software firm. Construction on their 40,000 sq. ft. corporate headquarters is expected to begin in late 2001.
Most recently, L&A Ridge Developers, a subsidiary of Lankford & Associates, purchased The Ridge at SouthPark, a 50-acre business park in the center of south Denver's emerging high tech economy. The infrastructure construction began in February, 2000, designed to provide build-to-suit opportunities for both Office and Mixed-use development.

In December, 1999 Lankford & Associates, Inc. sold 20-acres to MIE Properties. In November, 2000 Arapahoe Liver and Digestive Health Center, LLC purchased a 1.25 acre parcel to develop a Medical Office Facility followed by a 7.48 acres parcel sale to South Denver Cardiology Associates, PC in January 2001.

Medical Office Buildings

In 1990, Lankford & Associates expanded their operations to include health care related development projects and related consulting services. In 1991, Lankford & Associates in conjunction with a major health care consulting firm from Denver, secured their first medical project in the western United States. The project is The Medical Park at Covington, a $20 million medical facility in Kent, Washington that was developed, owned, financed, and managed by Lankford & Associates in conjunction with MultiCare Health System. This four-story facility houses 14 primary care doctors and 17 specialists. The building consists of a 50,000 square foot medical office building attached to an ambulatory care services building of approximately 59,000 square feet. The facility opened in October, 1993 and Lankford & Associates management group provided professional property management.

In 1992 discussions were launched with St. Agnes Medical Hospital (a major health care provider) to develop and construct a single tenant medical office clinic and building in the northwest Fresno area. The land, which is owned by a subsidiary of the provider, was fully subordinated to both construction and permanent financing by means of a Ground Lease. A total of 175 surface parking spaces are provided in the initial phase of the development. Completed in February 1995, this $4 million project provide a state-of-the-art functional environment for the staffs and patients in the San Joaquin Valley.

Shortly after commencing development of the Fresno facility, Lankford & Associates commenced development of a 33,600 square foot medical clinic and urgent care facility located in Clovis, a suburb of Fresno. This $3.8 million project is owned by Lankford & Associates in conjunction with St. Agnes Hospital and was completed in September 1995.

Government Contracts

In early 1993, the San Diego Board of Supervisors voted 5-0 to award a $61 million contract to Lankford & Associates for the construction of a 380,000 square foot court/office building in downtown San Diego. Lankford & Associates was selected as a result of an extensive two-year RFP process that included as many as nine competitors. The 13-story downtown project contains 16 courtrooms and office space for the District Attorney and staff. The three levels of underground and street level parking accommodate over 500 cars. To promote and enhance streetscape activity, retail space was designed at street level. The County of San Diego required that the building meet rigorous operational restrictions as well as strict budget requirements. The Lankford & Associates' proposal achieved all predetermined qualifications and is designed to be an architecturally prominent landmark for San Diego while expressing the concepts of justice, equality and concern for individual dignity. Construction of the project commenced in February 1994 with an early completion date in March 1996. In conjunction with this project, Lankford & Associates was awarded the contract to construct the $5 million Central Plant, which provides chilled water for the new Courthouse, the existing Courthouse and the new Inmate Reception Center. The entire project was ahead of schedule and under budget.

Lankford & Associates then successfully completed the new headquarters in downtown Oakland for the University of California, Office of the President. The University released an RFP for office space in Alameda, Contra Costa or San Francisco counties in August 1995. In September, 1995 Oakland released a RFP to developers to team with the City and Redevelopment Agency. The intent of this effort was to pro-actively respond to the UCOP RFP to retain the prestigious office user in downtown Oakland. UCOP evaluated 31 responses in October 1995 and selected a short list of six sites; five in Oakland and one in Berkeley. Of the options in Oakland, four were for leased space in existing buildings. Lankford & Associates was awarded the project in February 1996.

The UCOP administration building is approximately 225,000 square feet of office space in eight floors over five floors of parking. The project totals approximately 397,000 gross square feet and was completed in April 1998. The office is projected to house 1,000 employees of UCOP.

Bio-technical Projects

Lankford & Associates, Inc. signed a 20-year lease with DepoTech Corporation to develop a $19 million, two-story 82,762 square foot integrated biopharmaceutical-manufacturing facility. Construction commenced in February, 1996 after a ten month RFP process. The building is one of the first integrated biopharmaceutical facilities in Torrey Pines Science Park in La Jolla, California and includes complex improvements requiring FDA certification for pharmaceutical manufacturing. The project was completed in two phases. In August 1995, DepoTech took occupancy of the building's administrative offices and R&D spaces with the manufacturing area of the building delivered to DepoTech in April of 1996.

In February of 1999, Lankford & Associates completed a $43 million build-to-suit facility for the Scripps Research Institute. With 112,000 square feet, TSRI now houses the largest number of researcher divisions ever relocated in a single Scripps Research Institute project.

Looking Ahead

Looking ahead, Lankford & Associates, Inc. will continue its strong pattern of developing and managing first class commercial properties including completion of the 32 acre Business Park Development in Sacramento (Prospect Green), Scripps Northridge Corporate Center in San Diego and The Ridge at SouthPark in south Denver. Lankford & Associates' strong and successful record of acquiring, designing, constructing, financing, and managing major commercial and medical properties in California, Colorado and the Northwest will continue well into the future.
