From our very first project on the West Coast, Regents Square - one of the first-Class A office complexes in the newly emerging Golden Triangle, to one of our more recent projects, Makers Quarter – an emerging and innovative neighborhood consisting of six blocks of mixed use residential projects, office and retail in East Village in Downtown San Diego, we see opportunity in locations and the synergy of unique markets.

Construction Management & Tenant Improvement

Lankford&Associates, Inc. orchestrates every project through the predevelopment, development, construction, and occupancy phases. The direct coordination of architects, contractors, and sub-contractors assures our clients of responsible dollar management and accountability. We provide clients with comprehensive construction and tenant improvement management to fit each client's unique needs and requirements. Our direct involvement throughout the process provides our clients with constant updates while also voicing their vision and concerns to the development team.

We work on the client's behalf to ensure construction is moving on schedule and within budget. Our staff has expertise in plan review, securing permits, bidding, scheduling and budget management for both large scale projects and tenant improvements.

Asset, Property Management & Leasing

We handle effective day-to-day asset management of offices, medical buildings, and government facilities. Through strong management and tenant relations, we supervise maintenance, manage income & expense reporting, and ensure smooth facility operations. Our history has been devoted to development and management of first class office buildings, medical office buildings, and major government facilities - designed and constructed to appeal to the sophisticated tenant in today's office marketplace. We are committed to and have incorporated high quality materials, tenant sensitive public spaces, low maintenance, and highly efficient operating systems in our projects enabling us to attract major national clients. Our firm is highly respected throughout the industry. The brokerage community, public agencies, and tenants recognize that a project involving Lankford&Associates will be of the highest quality, will be employee sensitive, and will be of notable architectural design.

Our asset and property management team is an extension of our development team. Our philosophy is one of building and owning, either directly or in partnership with major financial institutions, and continuing both property and asset management for the many years of a project's life. We believe it is critical and important that the development team has the capacity, the ability, and the desire to continue long-term property and asset management roles. The decisions made in the early stages of the project's life are therefore directly related to successful, long term management.

It is paramount, that our asset and property management team have a close working relationship with the tenant improvement team. Our tenants are the backbone of our business. We must be sure that we are addressing their concerns every step of the way. Accordingly, in every project we have developed, we have directed our own tenant improvements and continue to do so in an effort to assure tenant satisfaction. Our goal is to accomplish an open line of communication enabling the tenant to voice directly any concerns they may have during this most important phase of the project; construction and occupancy of their suite.
